Pre-Settlement Inspection Terms and Conditions

Acknowledgement
By requesting a booking for this Service, you (the Client) acknowledge that you are requesting that We (ACTNOW Rapid Reports ABN: 89 168 796 594) undertake a Pre-Settlement Inspection (Inspection) and produce a report on the Property. By proceeding to payment the Client acknowledges they have read and understood these Terms and Conditions and agree to accept them.

Purpose of the Pre-Settlement Inspection (the Inspection)
The purpose of the Inspection is to provide a report to the Client about the condition of the Property at the time of Inspection. It is a snapshot of the Property on the day of Inspection only.
The Inspection includes a visual assessment of Property to identify serviceability and functionality of the Property. The items inspected includes, but are not limited to

  • All paintwork/painted surfaces
  • Kitchen joinery
  • Taps – for function, leaking, water hammer
  • Sinks – for leaking and draining
  • Dishwasher function
  • Ovens, stoves, and kitchen appliances
  • Toilets – for flushing
  • Shower recess for function, drainage, shower screen
  • Ceiling and exhaust fans
  • Air conditioners
  • Hot water service
  • Ducted heaters and heating services
  • Light fixtures, power outlets
  • Doors and door locks
  • Windows and window locks
  • Balcony – handrail, tiling, drainage

What the Inspection is not
This Inspection does not comment on or deal with:

  • structural damage or defects
  • conditions conducive to structural damage or defects
  • undetectable safety hazards
  • energy efficiency, insulation, fire safety ratings, sustainable development provisions or the like
  • compliance with any local government or other regulatory authority which are responsible for legal, planning and other regulatory factors
  • the work of a building surveyor or building certifier who is responsible for issuing any and all compliance certificates
  • building contract compliance
  • strata by laws or regulations
  • common areas or facilities in unit developments or apartments
  • the adequacy or fit for purpose of soft floor coverings, lighting, paint finishing and other materials or appliances included in the client specifications
  • identification of health or other biohazards such as the presence of mould or asbestos
  • functionality or compliance of mechanical services, electrical, plumbing or gas systems
  • functionality or appropriateness of automated systems such as alarms, smoke detectors, heating and cooling units, communications, information technology, garage doors and gates and their associated fittings
  • pools, landscaping features and related equipment
  • presence of timber pests

Liability and use
The Inspection report is a snapshot of the condition of the property on the day of inspection only. A Pre Settlement Inspection Report is not a warranty or an insurance policy.
